Rajasthan Land Units Explained
Rajasthan land deals mix traditional units with standard metric ones. Here’s what each one means in plain language.
Bigha (बीघा)
Bigha is the traditional unit most commonly used for agricultural and rural land in Rajasthan. Unlike a metre or an acre, a Bigha does not have one fixed size — it was historically set by local revenue records, so it differs between regions of the state. Two Bighas of the same number can represent noticeably different areas depending on which district or tehsil the land is in.
Biswa (बिस्वा)
A Biswa is a fraction of a Bigha — by convention, one Bigha is divided into 20 Biswa. Because it is derived from the Bigha, a Biswa carries the same regional variation: its exact area depends on which local Bigha convention applies where the land is located.
Biswansi (बिस्वांसी)
Biswansi is a smaller subdivision, used mainly in land records for fine measurement. One Biswa is conventionally divided into 20 Biswansi. As with Biswa, its real-world size depends on the local Bigha it is derived from.
Acre
Acre is a standard unit used across India and internationally for larger plots of land, especially agricultural and industrial land. One acre equals exactly 43,560 square feet, so it does not vary by region.
Hectare
Hectare is the metric unit used in most official Indian land records, including many Rajasthan revenue documents. One hectare equals exactly 10,000 square metres and is a fixed, internationally defined measurement.
Gaj / Square Yard
Gaj is the common Hindi/Urdu term for a square yard, widely used for plots, residential colonies and urban property in Rajasthan. One square yard equals exactly 9 square feet — this is a fixed conversion, not a regional one.
Square Feet
Square feet is the most commonly used unit for residential plots, built-up property, and everyday construction discussions across Rajasthan. It is a fixed, standard unit of area.
Are & Square Metre
Square metre is the base metric unit of area, and one Are equals 100 square metres. These appear on official land records and revenue documents alongside, or instead of, traditional units.
Rajasthan Land Measurement by District
Traditional units like Bigha, Biswa and Biswansi are not standardised across Rajasthan. Two broad conventions are commonly referenced across the state: a larger “Pucca Bigha” (about 27,225 sq ft, a 165 × 165 ft square) generally associated with Jaipur and eastern/central Rajasthan, and a smaller “Kachha Bigha” (about 17,424 sq ft, a 132 × 132 ft square) generally associated with the Marwar belt of western Rajasthan. These are commonly reported regional patterns, not confirmed tehsil-by-tehsil figures — actual local practice can differ even within one district.
